Window Sash Repairs

Check the windows sashes regularly for any damage, mildew and mold. By catching these problems early you will save money on future repairs.

The sash is an internal frame that moves upwards and downwards in windows that are open. This article will teach you how to perform easy repairs to your sash.

Weather Stripping

Wood window sashes give an elegant look to your home. When properly maintained, can last for many years. However, they can be damaged or degrade as time passes because of exposure to the elements and normal wear and tear. Sash repair experts can restore windows to their original state and keep them looking great longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's loose or worn out, it can lead to drafts, as well as other issues. Begin by identifying the window brand and the date of manufacture for the glass (etched on the corner of the glass or the aluminum spacers between panes). Then, remove the sash and mark its width and height, so you can find new weather stripping that matches.

Then, you can remove the sash from the holder and place it on a flat surface to allow you to see all four sides. If the sash is double-hung, you'll also need to remove the weights as well as their accompanying ropes, which should have fallen into the intended pocket in the jamb liner. Once you've taken the sash off using a utility knife, you can use it to cut off the weather stripping from the corners, and then take it off by hand or using a putty blade.

After the sash has been cleared, you can replace parting stops. These are long pieces that divide the sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trimmings from the lumberyard. However, you can also use with a scrap piece of wood.

After removing the parting stops and trimming them to your desired length, apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for a minimum of a day. When the putty is fully cure it is possible to apply a topcoat of acrylic latex. This will protect the putty, and give your sash a fresh look.

Sash Hardware

The hardware that holds upvc window repairs sashes is susceptible to wear and tear from time and usage, and the result can be a window or door that won't open or close easily. The good news is that fixing and replacing this hardware is typically relatively easy and affordable. If a sash becomes difficult to operate you can try spraying some oil into the jamb channel and then slide it open to see if that fixes the problem. If not, the problem is likely to be with the sash balance and you'll have to take off the sash in order to access this hardware.

The ideal situation is for window sashes to move open and shut with minimal effort but this can be a difficult task when the weights wear out or if the sash that joins rail isn't properly glazed. This issue could be caused by a variety of reasons, such as lack of maintenance or by a mismatched weight rating for a particular window sash.

If the hinges on a window begin to sag this can cause the sash drag, and then eventually to hit the frame in the opposite corner (Photo 1). To fix this issue, first make sure the sash fits squarely in the opening of the frame and then take it out of the window. If the sash is secured to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Old windows, particularly those in older homes, can be difficult to open and close due to hinges that are sagging and an overall lack of energy efficiency. Sometimes just a few easy fixes can make these windows operate smoothly again and save homeowners money on their energy bills.

To make these sash repairs it is important to have all of the tools needed before you begin. Mark the hinge channel location on the frame (Photo 1) using pencil. This will make it easier to put the channel in the proper location after you've completed. Remove the sash and remove the hardware including the beads that separate (Photo 2) and the cords or chains which hold it in place. Heat gun with nozzle shield and a medium setting will soften any hardened glue. Take off the old sash and put it in a labeled bag.

Sash Weights

If your window sash repairs are to replace a broken cord or simply to ensure that the windows are functional, replacing worn out sash weights will improve sash operation and reduce energy consumption. Sash weights are composed of iron or lead cylindricals that are contained in a hidden cavity and are connected via ropes to the movable window sash. These weights act as counterbalances, which allows you to open and close the window without the need for mechanical or electrical devices. When they fail, sashweights are often neglected or not used by homeowners.

A weight from a sash that fell out of the cavity is difficult to get back, so you will want to find a replacement that fits correctly. You will also need an additional piece of string, a length of sash cord, and a few sash pulleys to connect the new sash weights the sash cord.

Older windows made of wood are joined by mortise and tenon joints. Hammers and pins can be used to cut off the wood pegs holding the components together. Most of these pegs have large diameters on one side and a smaller diameter on the other, which is why it is essential to remove the small-diameter sides first. Sashes that were made later in the century used glue instead of pegs. They can be separated by cutting through the glue line with a knife, then tapping the mortised section loose with a mallet.

After the sash is removed, you can take off the stops on the sash and get access to the pockets for weights. Usually this is accomplished by drilling a hole near the bottom of each jamb. This hole is then covered by a wooden access panel which can be removed to let you observe the inner workings of the frame.

When the sash has been shut off and the access panel has been removed, you can take off the weight that was previously installed and replace it. Make sure you weigh the sash before you do this, as the weights that were previously used may be a different size than the one you need. Once the new weight is in place then tie a string to it and then thread it through the pulley for the sash. Then, attach the string to your boxed frame. Leave a few inches of space at the head of the string to allow for future adjustments.

Sash Cords

In the majority of old double-hung windows the chain or cord is connected to the weights. This helps keep the sashes in the jamb level. Over time, these cords could break, making it difficult to raise the window. A new sash cable will give you the ability to raise and lower the sash and keep it in position when it is opened.

The first step to replace sash cords is to find and remove the access panels in the jambs. They are typically fixed or screwed in and will need to be removed or repositioned. It may be possible to remove them with the hammer or chisel but it is always better to lay out dust sheets prior to starting any work.

After the access panel has been removed, you can begin working on the sash. Use a flat bar or chisel to pull the tiny parting beads out of their grooves. It's important to be patient as they're often placed in a wedge or nail. If the sash is in place, break the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then unhook the wood pegs on each component. It should now be possible to move the sash around freely, though it might require oiling if it seems stiff.

With the sash open Take a measurement of the sash chain to reach from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord/chain and then secure it in the step 6 above. You can do this with nail, hammer or screws. However nails are less likely to cause damage.

If you haven't purchased an item that replaces the old counterbalance system it is recommended to keep the original weights for balancing in place. It's not expensive to buy these from salvage shops for architectural purposes and they will be easy to install once you have the sash open.
