Window Sash Repairs

Window sashes need to be regularly checked for mold, mildew and damage. By catching problems before they become serious you can save money on repairs in the future.

The sash is an interior frame that is vertically moved up or down in windows that are open. This article will show you how to perform simple sash repairs.

Weather Stripping

Wood window sashes add the classic look to your home. If properly maintained, they can last for a long time. They can, however, be damaged or degraded over time, due to exposure and normal wear. Sash repair specialists can restore windows to their original state and maintain their beauty much longer than replacement windows.

Weather stripping is the most important thing to address when repairing sash windows. It's located on both the frame and the sash. It could cause drafts if worn or loose. To fix it, begin by determining your window's brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off, and mark its size and width so that you can find a replacement weather stripping that matches.

Then, take it off and place it on a work surface so that you can reach all four sides. If the sash is double-hung, you'll also need to remove the weights and the ropes that go with them which should have slipped into the pocket that was intended to be in the jamb liner. After removing the sash with the utility knife, remove the weather stripping that was left by hand or using a putty blade.

When the sash is clean, you can replace the parting stops. These are long pieces that split the sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you could also use scrap wood.

After removing the parting stops and cutting them to the desired length and thickness, apply a thin layer of glazing compound to the bottom of the sash. Smooth out the compound using your putty knife, and then let it dry for at least a few days. Once it's fully cured and dried, apply a second coat of acrylic latex paint. This will protect the putty and give your sash an updated look.

Sash Hardware

The hardware that supports windows sashes can become worn out over time and use. This can result in a door or a window that is difficult to open or close. It's good to know that replacing or repairing this hardware is often simple and inexpensive. If you're having trouble opening a sash, spray some lubricant into the jamb channel. Then, slide the sash up and open to see if that fixes the issue. If the problem persists it's most likely that the sash balance is off. You'll need remove the window sash to reach this hardware.

The ideal situation is for window sashes to swing open and closed without effort, but this can be difficult if the weights become worn or if the sash's meeting rail isn't properly coated. This issue can be due to various reasons that include a lack of maintenance and an unmatched weight rating.

If the hinge arms on windows begin to slide, this could cause the sash to drag, and then eventually to hit the frame in the opposite corner (Photo 1). To remedy the issue ensure that the sash is aligned in the frame's opening and remove it. If the sash has been attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older homes, can be difficult to open and close due to sagging hinges and a general lack of energy efficiency. In many cases it is a matter of making a few minor adjustments that can make these windows operate smoothly again and help homeowners save money on energy costs.

It is crucial to have the tools you need before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will allow you to place the channel in the right location after you've completed. Remove the sash and take out all the hardware including the parting beads, cords, and chains that keep the sash in place. The nozzle shield of the heat gun and a medium setting will soften any hardened glue. Remove the old sash and place it in a bag that is labeled.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash and decrease the cost of energy. Sash weights are heavy lead or iron cylinders enclosed inside a hidden compartment and linked to the moveable window sash using rope. These weights function as counterbalances, allowing you to open and shut the window without the need for mechanical or electrical devices. The sash weights are often disregarded or disabled by homeowners and then turned into scrap when they fail. Consequently you might need to find replacements.

It's not easy to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that is suitable for the. You will also require a new piece of string, a length of sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join old wood windows. The wood pegs holding the parts together can be removed with the use of a pin punch and hammer. The first step to replace sash cords is to locate and remove the access panels within the jambs. They are typically installed by screws or nails and must be removed or moved. You may be able to employ a hammer and chisel to prise them off but it's best to lay down dust sheets prior to starting any work.

After you have removed the access panel, you can begin working on the sash. Utilize a flat bar or chisel to pull the small parting beads out of their grooves. They are typically wedged into or nailed but can be removed which is why it's worth your time. If the sash remains in place, break the mortise-and tenon joints using a hammer or screwdriver and then take out each wood peg. It should now be possible to move the sash around freely, although it may require oiling if it seems stiff.

Take a measurement of the length of sash chain/sash cord needed to reach the sash slot at the bottom, and the pulley on the top of the jamb. Cut the cord/chain and then attach it in the previous step. You can use either nail, hammer or screws. However nails are less likely than screws to cause damage.

Unless you've bought an upgrade kit to replace the old counterbalance system, it's best to keep the original balancing weights in place. They are not expensive and simple to install if you purchase them from architectural salvage stores. Depending on the size of your window one or two sashweights could be needed to keep the sash in an open position.
