Window Sash Repairs

Regularly inspect the window sashes for any damage, mildew and mold. If you catch these issues early you will save money on repairs in the future.

The sash is an inside frame that can move upwards and downwards in windows that are open. This article will teach you how to carry out a few simple sash repair.

Weather Stripping

Wood window sashes give the classic look to your home and, when properly maintained, can last for many years. However, they can become damaged or degraded with time, due to exposure and normal wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and keep them looking fantastic for much longer than newer replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's loose or worn out, it could cause drafts, as well as other issues. To fix it, begin by determining your window's brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its height and width so that you can locate replacement weather stripping to match.

Then, remove the sash from the holder and place it on an even surface that allows you to reach all four sides. If your sash is double-hung, you'll also need to remove the weights and their ropes which should have slipped into the pocket that was intended to be in the jamb liner. After removing the sash with the utility knife, take off the weather stripping that was left by hand or using the putty blade.

When the sash is clean it is time to replace the parting stops. These are long pieces that divide the sashes. Pam likes to replace these with standard 1/2-inch by 3/4-inch window trim from the lumberyard, but you can also replace them with a piece of scrap wood.

After removing the stopper and trimming it to length after which, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty knife, and let it dry at least one day. After the putty has completely cure, you can apply a topcoat of acrylic. This will protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and use. This could result in windows or doors that is difficult to open or close. The good news is that repairing and sash window repair replacing this hardware is usually very simple and cost-effective. If a sash isn't easy to operate, try spraying some lubrication into the jamb channel and then slide it open to see if this fixes the problem. If not, the problem is likely to be with the sash balance, and you'll need to take out the sash to gain access to the hardware.

Ideally, window sashes must be able to open and close with minimal effort but this is an issue when the weights are worn or if the sash meeting rail isn't properly glazed. This issue could be caused by many factors that include a lack of maintenance and an unmatched weight rating.

If the hinge arms on a window repair. begin to sag this could cause the sash to drag, and then eventually to hit the frame in the opposite corner (Photo 1). To remedy the issue ensure that the sash is aligned in the frame opening, and then take it off. If the sash is attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Then, put in the new sash (Photo 3).

Due to sagging hinges, and a general lack in energy efficiency, old windows, especially those in older homes, may be difficult to open and close. In most instances, a few easy repairs can turn these windows into smooth operators again and save the homeowner cash on energy costs.

It is important to have the tools needed before you start. Mark the location of the hinge channel on the frame (Photo 1) with pencil. This will help you get the channel back into the correct position after you've finished. Remove the sash and then remove all hardware including the parting beads cords, chains, and cords that hold the sash in place. The nozzle shield of the heat gun and a medium setting will soften any putty that has been hardened. Remove the old sash, and put it in a bag that is labeled.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash, and also reduce the cost of energy. Sash weights are heavy, lead or iron cylinders enclosed in a concealed cavity and connected to the movable sash by a rope. They are counterbalancers which allows the window to be opened and closed without using mechanical or electrical devices. When they fail, sashweights are usually neglected or not used by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to get back It is therefore important to find a new one that fits properly. You will also need an additional piece of string, a length sash cord and some sash pulleys that will tie the new sash Window Repair weights onto the sash cord.

Mortise and Tenon joints are used to join old wood windows. Pin punch and hammer can be used to cut off the wood pegs that hold the parts together. Most of them have a large diameter on one side and a smaller diameter on the other, so it is crucial to take out the small-diameter sides first. Later sashes made use of glue instead of pins. They can be cut by using a knife or mallets.

Once the sash has been released, you can remove the sash stops and access the weight pockets. Usually, this is done through an opening at the bottom of each jamb. The hole is then covered with an unfinished wooden panel that can be removed to reveal the interior workings.

After the sash has been stopped and the access panel has been removed, you are able to remove the old weight and replace it. Be sure to weigh the sash prior to you begin, as the old weights could be different in size from the one you need. Once the new weight is installed then tie a string to it and then thread it through the pulley for the sash. Then, attach the string to your boxed frame. Leave a few inches of space at the end of the string to allow for future adjustments.

Sash Cords

The majority of double-hung windows with a history come with a chain or cord connected to the weights that helps keep the sashes in balance within the jamb. Over time, these cords could break, making it difficult to raise the window. A new sash cable will restore the ability to raise and lower the sash and keep it in place when it is opened.

The first step in replacing sash cords is to find and remove the access panels within the jambs. They are typically nailed or screwed in and must be removed or repositioned. It is possible to remove them using a hammer or chisel, but it is always better to lay out dust sheets before beginning any work.

After removing the access panel, you can begin working on the sash. Utilize a flat bar, or chisel to pry the tiny partsing beads out of their grooves. They are usually wedged in or nailed, but they can be removed which is why it's worth your time. If the sash is in place, pry out the mortise and tenon joints with the help of a hammer and pin or screwdriver, and then take out the wood pegs that are on each component. You should be able to move the sash around freely, although it will probably need some oil if it feels stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot on the bottom. Cut the cord or chain, and then secure it in Step 6 above. You can do this with a hammer, nails, or screws. However nails are less likely to cause damage.

If you don't have an item that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They are not expensive and are easy to install if purchased them at architectural salvage stores. Depending on the dimensions and shape of your window you may require one or two sashweights to keep the sash open.
